Additional CC structures are limited to 45 ft / 3 stories. This is the most permissive height in Allen's base districts; office (O) is the next-tallest at 80 ft.
- CC properties adjacent to SH 121 — front yard 50 ft, no parking within 30 ft — § 4.15.3 footnote (8) reduces the CC front-yard setback to 50 ft for properties adjacent to Highway 121 (with parking prohibition within 30 ft of front property line) instead of the otherwise-applicable 100 ft.
- Heavy reliance on PD ordinances — Appendix D — Allen historically uses Planned Development (PD) ordinances extensively for master-planned communities and major commercial sites. Appendix D enumerates each adopted PD ordinance; § 4.08.17 governs the PD process.
- Design Overlay Districts No. 1 and No. 2 — both deleted — § 4.09.1 and § 4.09.2 (Design Overlay District No. 1 and No. 2) are both shown in the LDC as [deleted]. There are no currently-effective generic Article IV design overlays — design control now flows through DD § 4.08.19 and PDs.
- A-O Agriculture-Open Space is the default zoning for newly-annexed land — Per § 4.08.1, A-O is treated as the proper classification for lease areas of undeveloped land or land newly annexed to the city until the property is rezoned to a more specific district.
- SB 840 does not preempt Allen — Allen population (~113K) is below the 150K threshold. SB 840 multifamily-by-right on commercial/office/retail/warehouse/MU parcels does NOT apply. City retains full MF approval authority.
- 100% masonry exterior required for all residential districts — § 4.15.2 requires 100% masonry exterior (brick, stone masonry, or stucco; cementitious fiber board does not count) on residential exteriors per district footnote (8) for TH and as a general row for all residential districts.
