O.C.G.A. §44-7-22 (current text addresses landlord-tenant residency, not STRs); HB 1395 (2024) and SB 374 (2024) failed in committee
§ No enacted state STR preemption as of April 2026
Research notes
Tracked as a non-preemption to make the absence explicit. HB 1395 (2024) and SB 374 (2024) would have preempted local STR bans but did not pass. 2025 session passed only narrower STR tax-collection parity bills (no zoning preemption). 2026 session through April 18 has not enacted any STR zoning preemption. Georgia cities and counties retain full zoning authority over STRs (Savannah, Tybee Island, Blue Ridge, Helen ordinances all enforceable). Re-verify each session via legis.ga.gov.
