Research notes

Pinelands Commission's CMP preempts all municipal and county zoning within the 1.1-million-acre Pinelands Area. Every development application requires a Certificate of Filing from the Commission. Municipal ordinances must be certified as conforming to CMP. Federal conflict check is relevant because Joint Base McGuire-Dix-Lakehurst AICUZ overlaps significant Pinelands acreage; Pinelands CMP and AICUZ can impose conflicting use/density constraints on the same parcel.
