Office Floor Configurator

You're programming an office floor and page after page of standards give you space-per-person by role, electrical load by room type, lighting levels by task, and structural loads by use. This configurator combines all of those tables into one tool: set your headcount and role mix, and it generates the floor plan with correct room sizes, power requirements, and lighting levels. Use it to go from a program spreadsheet to a test-fit layout.

Purpose: reveals how quickly a floor's electrical and structural capacity fills up as you shift the program mix — a conference-heavy floor barely registers, a server room blows the budget.

Next improvement: The likeliest next improvement is adding conference room sizing — capacity-based room dimensions with AV clearances and acoustical separation requirements per ASTM E90.

Future: Workstation Density Calculator — open office layouts at different densities (60–250 SF/person) with daylight penetration depth and ASHRAE 62.1 ventilation rates.

Future: Core-to-Shell Efficiency Configurator — lobby, elevator, stair, and MEP shaft areas subtracted from gross to show usable SF and loss factor, from BOMA Z65.
